There are 88 residential properties within The
Cathedral Close. They range from 1 bedroom flats to 9 bedroom houses.
All of the properties are owned by the Dean & Chapter of Norwich Cathedral.
Some are occupied by the employees, but the majority are let to tenants.
The Cathedral Close extends from Tombland in the west to the River Wensum
in the east, while the majority of the residential properties lie to the
south east of Cathedral itself.
Houses are let on assured shorthold tenancies for a term of up to 20 years,
but on average the term lies in the range of 5-7 years. Flats are let
on assured shorthold tenancies for a term of 1-2 years. The rents that
are charged are open market rents which are set before the property is
'marketed'.
Tenants are responsible for the normal outgoings including Council Tax,
electricity, gas, telephone and water rates. The insurance premium relating
to the structure of the property is charged annually by the landlord.
A service charge (currently £250 inc. VAT per annum) is also levied.
Under the terms of the standard agreement, the Dean & Chapter retain
a responsibility for maintaining the exterior and the structure of the
property, whereas the tenant is responsible for the interior. However
there are some variations from this in certain circumstances. Properties
are unfurnished.
Potential tenants are required to join an Applicants' List, the details
of which are held on a database at FPDSavills Norwich office. Members
of this List are informed by post of any properties which become available
before a tenant can be considered, but it is not a guarantee that a property
will be offered.
